Development, Subdivision & Zoning
The Village encourages and supports development within our community.
The Village recently updated both its Official Community Plan Bylaw No. 527, 2025(OCP) and Zoning Bylaw No. 528, 2026 to reflect the community’s priorities, including the need for diverse and affordable housing options.
Official Community Plan
An Official Community Plan (OCP) is a policy document used by local governments to guide land use and community planning. It provides certainty to residents and landowners about the location and nature of future growth, and guides Council decisions on land use bylaws, servicing, and capital investment.
The new OCP includes:
- Policies that encourage diverse housing types, including multi-unit residential
- Land use designations that support housing development throughout the community
- Goals for affordable and workforce housing
- New regulations for short-term rentals (STRs)
- Alignment with provincial housing legislation and the Radium Housing Needs Report findings
These changes make it easier to build a wider variety of housing types in Radium, from secondary suites to small apartment buildings, helping to increase housing supply and diversity.
Zoning Bylaw
A Zoning Bylaw is a set of rules that regulates building, development, and land use within the Village. It divides Radium into zones, each with permitted uses and development standards.
The Zoning Bylaw has been updated to align with the OCP and support greater housing diversity throughout the community.
If you are planning a development project or want to know what is permitted on a specific property, the Zoning Bylaw is your first reference. Contact Building and Development Services if you need help interpreting it.
