Taxes & Utilities

Learn more about billing schedules, payment methods, and important deadlines for property taxes and municipal utilities.

Property Taxes

Property tax notices are mailed to property owners once per year, usually in mid-May. Payment is due the next business day after Canada Day.

Per provincial legislation any amount outstanding as of 4:30 pm on the due date is subject to a 10% penalty.

Property taxes can be paid in Canadian funds by:

  • Cash
  • Cheque (post-dated cheques are accepted)
  • Debit
  • Online or telephone banking
  • Pre-Authorized Debit (PAD) payment plan

Please note:

  • Payments cannot be made in person at a bank. Some banks accept the payment but forward it by mail to the Village, which can result in a late payment and penalty.
  • If paying by online or telephone banking, allow sufficient time for the transaction to process before the due date.
  • Postmarks are not accepted as the payment date. Payments sent by mail or courier must arrive at the Village on or before the due date.

BC Assessment Authority

Many people confuse their property tax notice with their BC Assessment Notice. These are two separate documents. The BC Assessment Authority, not the Village Office, issues Assessment Notices in January each year.

If you do not agree with your assessed property value, you can challenge it. Appeal deadlines are strict, so read your Assessment Notice carefully, as the deadline dates are printed on the notice.

To learn more, call BC Assessment toll-free at 1-866-825-8322 or visit their website.

Home Owner Grant

C homeowners may be eligible for the Home Owner Grant, which reduces the amount of property tax payable each year. Home Owner Grants are applied for directly with the Province of BC.

You must apply by the tax due date each year to avoid a penalty.

Apply online or call 1-888-355-2700.

Property Tax Deferment

The BC Property Tax Deferment Program is a loan program that helps eligible BC homeowners pay their annual property taxes on their principal residence. To find out if you qualify and to apply, visit the BC Government website.

Water and Sewer Utilities

Water and sewer utilities are invoiced three times per year, covering four-month billing periods:

  1. First period (January to April): billed at the beginning of May
  2. Second period (May to August): billed at the beginning of September
  3. Third period (September to December): billed at the beginning of January
