Spring 2026 Update!

The Village of Radium Hot Springs is advancing a proposed housing development on Ridge Road to help address local housing needs and support the long-term sustainability of the community.
The project is being led by the Village and is intended to provide a mix of rental housing options that reflect the needs of residents, workers, and families. In addition to housing, the project is exploring opportunities for new public amenities, including green space and improved connectivity within the neighbourhood.
Community input is a key part of this process. This page provides an overview of the project, answers to frequently asked questions, and opportunities for residents to share feedback as the project moves forward.


What is the Ridge Road Project?

The Ridge Road Housing Project is a proposed residential development led by the Village of Radium Hot Springs on a 1.6-acre parcel of municipally-owned land in north Radium.

Why is the Village pursuing this project?

The project is intended to support local housing needs identified in the Village’s Housing Needs Report. It aims to provide housing that supports residents and workers, while responding to the needs of both the existing neighbourhood and the broader, growing community. Additionally, by developing the housing itself, the Village can ensure that once built, the rents of the development remain at affordable levels.

Is this development social housing?

No. This development is not social housing. It is intended to provide attainable rental housing for a range of incomes. All units are designed to be affordable for households earning at or below the Radium median income. A significant portion of units are targeted toward moderate-income households, with a mix of unit sizes (including a focus on one-bedroom units) that align with identified community needs. Additionally:

  • All units are priced to be affordable for households earning at or below the median income in Radium,
  • 68% of units are targeted toward moderate-income households (those earning 51–75% of the median income of the area), and
  • The majority of units are 1-bedroom, reflecting the community needs identified in the Housing Needs Report.

What is the goal of this development project?

To provide affordable, attainable, and accessible housing to the Village of Radium Hot Springs.

Why is this being proposed now?

The Village’s 2024 Interim Housing Report identified several key trends:

  • Radium’s population is growing and aging, particularly among those aged 25–44,
  • Home ownership has become less attainable and affordable for many people,
  • An increasing number of households are spending over 30% of their income on housing,
  • One-person households face the greatest challenges in affording rent,
  • At the time the report was written, there was already a shortage of 38 units, and
  • The Report projects a need for an additional 104 units by 2027.

With little purpose-built, long-term rental housing currently available in Radium, there is a clear need for more rental options across a range of sizes and affordability levels to support both seasonal and long-term workers.

What growth patterns has Radium seen?

According to Statistics Canada, Radium has and continues to experience significant growth:

  • 6% growth from 2006–2016 (725 → 776 residents)
  • 73% growth from 2016–2021 (776 → 1,339 residents)
  • This represents a significant increase, especially compared to the provincial average (7.6%) and national average (5.2%)

While the 2026 Census is set to take place this spring, continued growth is anticipated. This trend has contributed to increased demand for both ownership and rental housing in the community.

Where is the project located?

The project is located on Ridge Road in north Radium on land acquired by the Village in 2025.

How was the land acquired?

The Village purchased the land in 2025 using funding from the federal Housing Accelerator Fund, along with other grant funding sources.

What has been done so far?

In 2025, the Village retained 2B Developments Consultants & Associates to support planning and development. As part of this work, three development concepts were explored:

  • 30 units
  • 48 units
  • 60 units

In January 2026, Council voted to proceed toward the 48-unit development concept.

What will the development include?

The proposed development is expected to include:

  • A mix of unit types,
  • A range of rental levels,
  • A significant amenity area for residents, and
  • A park that the community can also enjoy.

What demographic will the proposed development serve?

The development is intended to serve a range of residents, including individuals, couples, families, and local workers.

It will include a mix of 1-, 2-, and 3-bedroom units to accommodate various household sizes. As Radium does not have published rental market data, rents will be based on local income levels to help ensure the housing remains attainable.

Will there be any additional features on the site?

Yes, the project may also include:

  • A new road connection linking the two ends of Ridge Road, and
  • A new public park on approximately 1.1 acres of the site, timeline for development TBD

Who is leading the project?

The Village of Radium Hot Springs is leading the development with support from 2B Developments Consultants & Associates.

Who will operate the housing once it is built?

Once completed, the housing is may be operated by the Columbia Valley Housing Society.

How will the project be funded?

The Village is pursuing funding from several sources, including:

  • Build Canada Homes,
  • BC Housing, and
  • Other potential funding partners (i.e. including borrowing and/or a mortgage on the property).

When will the project be built?

Planning and community engagement will take place over the next six months. Construction is currently anticipated to begin in 2027, pending approvals and funding.

 Why is the Village leading the development?

By leading the project directly, the Village can:

  • Support the delivery of attainable rental housing,
  • Ensure the development reflects local priorities, and
  • Respond to community-specific housing needs.

Has there been any public consultation done before this point?

Yes. In January 2026, 2B Developments Consultants & Associates conducted in-person canvassing within the Village. Key findings include:

  • 85% of respondents agree that Radium has a housing shortage,
  • 77% support the Village taking a more active role in creating rental housing,
  • 82% believe additional housing would have a positive impact on the community,
  • Affordable housing, 1- and 2-bedroom units, and long-term rentals were identified as top priorities,
  • Workers, renters, young adults, and families were identified as the most in need of housing, and
  • Walkability, adequate parking, and pet-friendly design were identified as key features.

Additional consultations included speaking to key stakeholders in the community to gain a better understanding of key needs and priorities that should be taken into consideration for the proposed development.

I am concerned the development won’t fit in with the neighbourhood

The Village is committed to ensuring the development reflects the character of the surrounding neighbourhood. This includes careful consideration of building design, height, scale, landscaping, and how the project integrates with existing surroundings.

Community input is an important part of this project. The community can share feedback through:

  • An ongoing housing survey (see QR code below),
  • The feedback portal on the Village website, and
  • A Community Consultation Event is planned for May 2026 – more details to come.

Prior News Release Info

In May 2025, the Village completed the acquisition of just over four acres of vacant land along Ridge Road in north Radium. This land will support multiple community priorities:

Parkland: approximately one acre will be dedicated as new park space for the north Radium neighbourhood
Road Right-of-Way: improved road network connections in this growing area
Housing Development: the remaining land will be available for affordable rental housing development

What’s Next?
The Village is working with 2B Developments, a firm specializing in residential and non-market housing, to plan for affordable housing development on this site. Updates will be provided as the project advances.
